Armidale Boutique Accommodation is a family
operated business, dedicated to making sure that all expectations of your stay
are fully met or, even better, exceeded.
We have provided information about everything that we offer on our website so
that you can make an informed decision about staying with us. We urge you,

These terms and conditions are designed to make it quite clear, when you make a
reservation with us, the responsibilities we both have. We provide exceptional
accommodation and we want you to fully understand the nature of your commitment
particularly concerning cancellations.
So ... please read the following information carefully and be sure of your
travel or holiday needs prior to booking.
Tariff
The tariff is subject to alteration without
notice. Please don’t hesitate to phone
or email for a firm quote.
Deposit
A deposit of 30% of the total is payable by American Express, Mastercard or
Visa at the time of booking. This confirms your booking at the tariff
quoted.
Payment
Payment is accepted by American Express, Mastercard or
Visa. The balance is payable on or before the day of arrival, by credit card or
cash.
Smoking
Smoking is not
permitted on the property at either Camellia Court, or The Elms.
Cancellations
If you spend less time with us than you
booked, either because you arrive after the scheduled date of your stay or you
leave early, the full cost of the entire stay is payable.
Should you cancel your booking, we will do our
very best to re-book those dates. If we
are successful, your deposit will be refunded less a $30 administration
fee. If we are unable to rebook the
cancelled dates, your deposit will be forfeited.
Check-In & Check-Out
Check-in time is normally 2 pm though an earlier time may be arranged depending
on the level of bookings at the time. Check-out time is 10 am, later by prior
arrangement. A half-day rate is available by negotiation if you choose to stay
beyond noon and the room is not required that evening.
We expect the kitchen to be clean and tidy
when you leave, with washing-up spotlessly clean, dry and put away. We can do this for you for an additional
charge of $30. As the dishwasher takes
quite some time to run its cycle, we are happy to empty it if you would like to
set it running before you leave.
Should you choose to leave the accommodation
in an untidy state, we reserve the right to charge a cleaning fee of $30 per
hour.
Accidental Breakage or Damage
While we realise accidental breakages will
occur, we reserve the right to charge guests with the costs of replacement or
repair to return furnishings and fittings to the extremely
high standard we have set. It is a condition of occupancy that guests report any breakages and/or damage to furnishings and fittings on
departure and that they "make good" those items that would leave the
accommodation at a lesser standard than when they arrived.
Children are welcome,
however we do expect parents to ensure that their children look after the
accommodation in a way that leaves them in the same condition after the visit as
when they arrived.
Pets
We are unable to accommodate pets UNDER ANY CIRCUMSTANCES, not even in your car over night,
however there are several kennels in and around Armidale. Please ask for phone numbers.
